Tenant Information

We welcome all prospective tenants to register their details, However it is down to the individual landlord on whether to accept some circumstances (e.g housing benefit).

We endeavour to match the applicant to the right property and landlord. You will be required to pay a full month’s rent as a holding deposit while we take references. The Holding deposit and administration fee is payable once you have decided on a property subject to the landlord agreeing.

A non-refundable Adminstration fee of £450 inc VAT for one adult and £570 inc VAT for two adults who will be living at the property to cover referencing and administration of tenancy. Only applicants over the age of eighteen are charged. If you need a guarantor a fee is charged of £75 inc VAT.

All payments must be cleared funds. Please call for bank details.

We will not keep the holding deposit unnecessarily, if you withdraw from contractual obligations before moving in you may have to pay a penalty for costs to us or landlord. The costs will reflect the time the property was withdrawn from the market on a pro rata basis. Number of days of the market x Daily rent = subtraction from the holding fee.

Administration fees are non refundable in case of withdraw or bad references. Partly repayable if the landlord withdraws.

We must agree an proposed moving date upon receiving your application, subject to referencing.

On the day of moving in the remaining funds are required to be cleared funds. (No Card Payments). Without cleared funds no keys will be released

You will be responsible from the contract date for all utilities – Council Tax, Electric, Gas, Water and services connected. You will need to register your details with the account suppliers immediately.
